What exactly do you do?

I'm your pipeline manager. I audit your CRM, organize your leads, make outbound calls to warm them up, and hand off interested prospects to you with full context. I also offer transaction coordination, flyer design, email campaigns, Facebook ad management, and event support, all à la carte. Think of me as the backend brain that keeps your business running while you focus on closing deals.

Who do you work with?

Realtors. Specifically agents in Arizona, California, Washington, and New York who want a consistent follow-up system but don't want to hire a full-time employee. Solo agents, small teams, and agents working distressed or off-market leads are my sweet spot. If your pipeline is messy, stale, or you just don't have time to make your calls, we should talk.

Will you work inside my CRM?

I'll learn whatever CRM you use. Monday.com, Follow Up Boss, KVCore, Sierra Interactive, Chime, LionDesk, Salesforce, whatever you've got. Part of my Pipeline Deep Dive is getting fluent in your system so I can manage it the way you need.

Why is there a cat on your site?

Her name is Momo and she's the mascot. I like to keep things professional but also human. A little personality goes a long way, especially when you're making 50+ cold calls a week. The cat stays. 🐱

What is the Pipeline Deep Dive?

It's a one-time audit of your CRM. I go through your entire database, every contact, every lead, every past client, and organize them by status, priority, and readiness. I set up your pipeline board, create status labels, build automation templates, and separate DNC contacts. By the end, you have a clean, actionable CRM instead of a graveyard.

How much follow-up do you actually do?

A minimum of 50 outbound calls per week. That covers your full pipeline: distressed leads, active buyers and sellers, past clients, and referral contacts. I follow a proven 4×3 cadence: 3 calls, 3 texts, 3 more calls, then a drip campaign. Each contact gets multiple touchpoints before being moved to nurture.

What happens when a lead is ready?

I warm-transfer them to you immediately. You get a text with the lead's name, address, and what they said, followed by a phone briefing so you have full context. If you're unavailable, I give the lead a specific callback window and follow up within 24 hours. No warm lead goes cold on my watch.

Do we check in regularly?

Every week we get on a quick call or video chat to review your pipeline health. We go over call volume, leads advanced, handoffs made, and strategy adjustments. It keeps us both accountable and makes sure your pipeline stays on track toward your goals. Not just alive, but actually growing.

How does your 10% fee work?

When I warm up a lead and hand them off to you, and that lead ends up closing a deal, I earn 10% of your net income from that transaction. Net income means your gross commission minus your brokerage split and transaction costs. It's calculated off a settlement statement so everything is transparent. My incentive is 100% aligned with yours. I only get paid more when you do.

Is there a contract?

No. Services run month-to-month. Either of us can end it with 30 days' written notice. I believe in earning your business every month, not locking you into something you can't get out of.

What if you don't hit the weekly call minimum?

No. If I don't hit the minimum 50 calls per week, no retainer is due for that month unless we've agreed otherwise in writing. I hold myself to the same standard I hold your pipeline to.

How do you handle DNC compliance?

Taken very seriously. I never call or text numbers on the Do Not Call registry. I check the DNC column before every call. No auto-dialers, no prerecorded messages, no shortcuts. DNC contacts get direct mail only. Full TCPA compliance is non-negotiable.

Can I hire you just for add-on services?

Absolutely. All add-on services (flyer design, TC work, email campaigns, event support, Facebook ads) are available standalone. You don't need to be on the Follow-Up package to use them.

How do your Facebook ads work?

You cover the ad spend. I create the campaigns, write the copy, design the creative, and manage the optimization. My fee is $62.50/week for management, and 30% of the leads generated go to me (which I'll work and warm up for you as part of the Follow-Up package if you're on it). It's a win-win: you get leads, I get pipeline to work.
